This may seem like a great commitment, but signing this contract means that your agent and mediation promise to be fully engaged to help you find a home at a price you can afford, while keeping in mind your best interests. Your loyalty depends on you and not the seller, which means that your agent works hard to ensure that you are primarily involved with any other party involved in the transaction. 1. It is recommended that your buyer sign a buyer`s replacement agreement. If she signs the purchase/lease agreement (TAR 1501), you can remind her that under paragraph 11B, she may be required to pay you if the seller refuses or does not pay your fees. While buyer representation agreements sound very formal and contain a ton of legal jargon, they are really designed to protect you and allow you a more positive and effective home shopping experience. While they ultimately need to be signed if you plan to make an offer for a home, it would be best to have an agreement signed from the beginning to ensure that your best interests will be preserved from start to finish. 4. Here`s another thing that most consumers don`t know when we`re talking about sales commissions… Real estate agents are not (usually) paid employees of the brokerage company in which they work… They are “Right Commission.” They do not receive an hour check or salary from their brokerage company to show people homes just for fun. Almost all real estate agents are independent contractors who only earn a living when they receive sales commissions for the sale of homes. In addition, they all pay their own expenses.

For this reason, professional agents are careful with their time and only show homes for customers who are willing to buy a home. If they waste time showing houses to people who want to visit houses for fun, they don`t make a living.
